The building is designed for use as a permanent lodge open to the public for high-end workforce housing in the Fort McMurray area. The building features a grand clear storey entrance, main corridor, dining and recreation rooms allowing lots of natural light. The other amenities include a commercial kitchen, gym, 600 hotel-grade bedrooms and 4,000 square feet of office space.
The interior finishes were designed to incorporate a post and beam feel utilizing faux post and beam treatments. The exterior was designed using a variety of metal sidings, rock and exposed beams to create an attractive non-modular look.
A combination of building modules and flat pack panelized construction was utilized in the core building to achieve an open clear storey, non-modular feel. Site installation cost was reduced by devising methods to panelize wall, roof and floors for the clear storey construction instead of stick framing on site. Walls were 2x6 R20; roof R32, propane convertible to natural gas PTAC units and Low-E windows.
